How do I schedule a tour of the community?
Tours may be scheduled online, by calling the leasing office directly, or by walking in during office hours.

What income requirements do you have for applicants?
Applicants must earn two and a half times the monthly rent in gross income.
What is your Application and Administrative Fee?
$50.00 per adult applicant. The administrative fee is $200.00.

Do you require a security deposit, and if so, how much?
Yes. Our security deposit is $500.00 up to one month’s rent with approved credit. The maximum deposit is up to 1.5 times the monthly rent.
Deposit listed is with approved credit. Based on the credit application, deposits may be up to one and a half months’ rent.
Do you accept co-signers or guarantors?
Yes.
Do you allow subletting or lease transfers?
We do not allow subletting. Residents may request a transfer after six months of occupancy in their current apartment home, provided they qualify and meet the community's income requirements.
Do you require Renters Insurance?
Yes. Residents are enrolled in the property's insurance program at move-in for a monthly fee of $17.00. A minimum of $100,000 in liability coverage is required.
When is rent due each month?
Rent is due on the 1st of the month and considered late after the 4th.
What is the late fee policy for rent payments?
A $50.00 initial late fee is charged on the 4th of the month, plus $15.00 per day until the balance is paid in full.
What forms of payment do you accept for rent?
Residents are encouraged to make online payments through the Resident Portal. We also accept cashier's checks and money orders.
What utilities are included?
All utilities are included and billed as a flat monthly fee based on the apartment home size.
What appliances are included in the apartment?
Apartments include a refrigerator, dishwasher, and stove. Select upgraded apartment homes also include a microwave and an in-home washer and dryer.
Are washers and dryers included, or is there a laundry facility?
No. Select homes come with a full-size washer and dryer. We also offer an onsite laundry facility for residents' convenience.

We are a pet-friendly community and offer pet waste stations throughout the community.
Do you have on-site maintenance?
Yes. On-site maintenance is available during business hours, with after-hours emergency maintenance available as needed.
Are there any community events for residents?
Yes! We host periodic resident events - follow us on social media, check flyers around the community, and look out for text updates with upcoming event details.
Is there a preferred employer or student discount program?
No, we do not currently offer a preferred employer or student discount program.
